Block B

“Block B” is the term the Village has used informally to describe the downtown parcels between Illinois Street & Lincoln Avenue that extend from Northwest Highway to Opatrny Drive (not including the Municipal Center).

The Village contracted with a commercial real estate broker in October 2022 to market Block B to the commercial / mixed-use development community. In March 2023, the Village Board selected Norwood Builders and Compasspoint Development (Developer), and entered into a Memorandum of Understanding (MOU) with the Developer for the redevelopment Block B.

The proposed concept plan calls for a 182,000 sq. ft. building / 5 stories, 8,600 sq. ft. of commercial space, 150 apartment units (60 studios with a closeable divider, 60 one bedroom, & 30 two bedroom),  92 indoor parking stalls, and 128 outdoor parking stalls. 

In order for the project to move forward, the Developer musk seek zoning entitlements from the Village which includes a minimum of one public hearing and two subsequent public meetings with the Village Board.
